Home warranties are not something you should expect to find, generally speaking home warranties are only on new construction. If you are going to get a home warranty you will want to make sure you fully understand what is covered under the warranty and what event or events can nullify the warranty.

Home warranties will have specified coverage for specific time periods. Generally, the foundation and structure will have the longest duration while things such as woodworking and paint will have a very limited coverage if any at all.

Home warranties should be discussed prior to signing the contract when you have the most leverage. Builders should address them with you without prompting, but if they do not make sure you find out if they offer home warranties and get a copy of the program or programs being offered.

For some homeowners, home warranties will be a major sticking point as to whether or not they purchase a house. No matter how important you think home warranties are, it is always a good idea to ask about them at the early stages of negotiation.

Your realtor and/or attorney can help you understand any unclear language found in the warranty. Chances are the realtor and your attorney have both seen many home warranties and can give you a general sense of what is and what is not covered and whether or not the warranty offered is good enough to meet your needs and your specifications as far as home warranties are concerned.
